Homer Township is in the process of considering a development for senior citizens, 55 or older. The property being proposed is owned by the Township just west of Bell Rd. There is a lot of misinformation being spread throughout the community.

FACTS:

  1. These homes will not be government-funded. These will be single-family residences that will be sold to seniors 55 and older. Each residence will be taxable property for Homer Township and the Village of Homer Glen. This means each homeowner will pay property taxes for their home. Each resident is responsible for maintaining their home.
  2. THERE WILL BE NO MOBILE (TRAILER) HOMES.
  3. This is not low-income housing. The only requirement to purchase the home is that the person is 55 or older.
  4. These homes will not be permitted to be rented, and children will not be permitted to live in the residence. This stipulation will provide zero impact on our already overcrowded school districts. The property taxes from these homes will provide tax funding for our school districts, without additional student bodies straining the system. Based on a yearly property tax bill of $6000, District 33C would get apx. $400,000. District 205 would get apx. $190,000.
  5. All taxing governing bodies will get an increase in tax money.
  6. The land being proposed was purchased by Homer Township from the Welter Family in 2001 for 2 million dollars. The Welter family asked the current Homer Township Supervisor Steve Balich if it could be used for something to benefit children. Subsequently, Homer Township did attempt to offer a deal to District 33C to get the school to use the land to build a much-needed new school. This offer was made in the fall of 2021. District 33C responded and was not interested.
  7. In regards to concerns over “open space” – the Homer Township Open Space Program began May 18th, 1998. Per the Open Space bond; number 6 says “Expansion of current parkland, to enhance their value to the public will be considered wherever possible. Number 7 says “To promote orderly suburban development using the Townships Land Use Plan as a guide.”
  8. The land proposed for this project will continue to be owned by Homer Township. The Township will maintain the clubhouse and the common grounds. The Township will pay property tax on the land which will have 1 pin number for the entire development. Each senior resident/homeowner will have an individual pin number and property tax bill that they will be responsible for. At the Special Town Meeting October 13, 2021 A Resolution delegating authority to the Town Board to purchase, sell, and lease Township property was approved at a Special Town Meeting.
  9. The base size of these residences will be apx. 1200 sq.ft. The cost of these homes will be apx $250,000 with apx. $6000 in property taxes.
